Why agents take both

The two courses were written as one body of knowledge.

Each course is separately approved and stands on its own. They were designed in sequence, though, and most agents who finish Course 1 come back for Course 2.

Course 2 starts where Course 1 stops

Course 1 takes a deal from the first client conversation to a signed letter of intent. Course 2 picks up the terms that decide what happens over the next ten years: assignment, renewal, expansion, default, and how the commission gets protected. Course 2 assumes you already have Course 1's vocabulary.

Louisiana licensees complete 12 hours of continuing education each year. The bundle covers 8 of them with elective credit, and it does it with material that changes what you can actually do for a commercial client rather than material that just runs a clock.

The cheaper path if you were going to take both anyway

Enrolling one course at a time comes to $158. The bundle is $129 for the same two courses, the same two certificates, and the same 8 hours of elective credit. Bundle students are also the first to hear when Course 3 is released.

Course 1 and Course 2 are separately approved by the Louisiana Real Estate Commission as 4-hour elective continuing education courses. The bundle is a single enrollment in both, not a combined course approval.

Reasonable questions.

Do I have to take the courses in order?
No. Each course is separately approved and each stands on its own, so you can start with either one. Course 1 first is the natural sequence, because Course 2 uses the vocabulary Course 1 builds — NNN, CAM, total occupancy cost, the letter of intent. Agents who already work in commercial leasing sometimes start with Course 2 and go back.
Is this one 8-hour course?
No, and the distinction matters for your license record. These are two separately LREC-approved 4-hour elective courses. Enrolling in the bundle gives you both, each with its own final exam and its own certificate. Your credit posts as two 4-hour electives, not one 8-hour course.
Can I buy Course 1 now and add Course 2 later?
You can. Enrolling separately costs $79 and then $79 again, which comes to $158. The bundle is $129 for the same two courses. If you already expect to take both, the bundle is $29 cheaper; if you want to see Course 1 first, enrolling in it alone is a perfectly sensible way to start.
How much of my annual requirement does this cover?

What happens with Course 3?
A third course covering advanced commercial real estate practice is in development. Students enrolled in Courses 1 and 2 are notified first when it becomes available.
