Everett is a Louisiana attorney and a licensed Louisiana real estate broker. He spent years as Associate General Counsel and a Vice President at PoolCorp (NASDAQ: POOL), the world's largest wholesale distributor of pool supplies, where commercial leases were not theory. They were the operating substrate of a national distribution business.

He founded Fineran CE to teach Louisiana agents the parts of the work that the standard residential curriculum does not reach: commercial leases, complex transactions, and the Louisiana-specific rules that make this state different.

Questions worth answering

Does this count toward my Louisiana CE requirement?

Yes. The course is approved by the Louisiana Real Estate Commission (LREC) for 4 elective continuing education hours. Your certificate is issued automatically when you finish the final exam and is also reported to the LREC.

Do I need to take Course 1 first?

No. Course 2 stands on its own and reintroduces the few terms it relies on. That said, the two are designed as a pair, and the bundle gives you all 8 elective hours for $129.

How long do I have to complete it?

180 days of access from enrollment. It is self-paced, so you can finish in an afternoon or spread it across a few sittings.

Is this for tenant reps or for listing brokers?

Both. The course works each issue from both sides of the table: what the tenant wants, what the landlord will give, and where the deal actually lands.

Does the course cover how to price a renewal option?

Yes, in depth. Lesson 2 works through all three ways renewal rent gets set: fair market value, a fixed bump, and a CPI formula. Each one behaves differently, and which one your client holds matters. For example, a fair-market-value renewal with no ceiling can hand the tenant a steep increase if the market has run up, while a fixed 3% step looks more expensive on paper but caps the downside in a hot market. The course shows you how to tell which one is in the lease and how to negotiate it.

Does the course cover ROFO and ROFR rights?

Yes, on both extra space and the building itself. Lesson 3 separates a right of first offer (the landlord must bring it to your client first) from a right of first refusal (your client can match a deal the landlord already struck). They behave very differently in practice. For example, a right of first refusal can actually make space harder for the landlord to lease, because an outside party knows it can be matched and walks away, so sometimes a right of first offer serves your client better. The course shows when to push for each.

Does the course cover the 2024 NAR settlement?

Yes. Lesson 5 covers the settlement and walks through whether and how it affects commercial practice.

Does Louisiana law treat these rights differently?

In places, yes, including a specific recording requirement for purchase options that agents in common-law states never have to think about. The course flags each spot where Louisiana materially diverges.

Is there a refund policy?
